Welcome to Rip’s Reef, a beautiful brand new home located in the lovely Silent Sands community.
4 bedrooms, 3.5 bath home, sleeps 10, with a heated, salt water pool (heated option for an additional charge). Closer to the beach than some gulf front homes with just a short walk to the beach with the new walk over to the beautiful sands.



Gorgeous gulf and bay views from the two spacious decks with comfortable seating and outdoor dining for six.
Room for boat parking.



First floor has an all-weather entry with a spacious laundry room with an extra refrigerator for all your week’s provisions.



The second floor has 3 bedrooms. A queen and a bunkroom for the kids with a twin over full bunk with a twin trundle and a smart TV. A full bath with a tub/shower combination. A King suite with private bath with a tiled shower and a private deck overlooking the pool and gulf views.



The third floor has the gourmet equipped kitchen with all stainless appliances and a keurig coffee maker. Dining for 10, living room with a 50-inch smart TV. 1/2 bath on this level as well as a 2nd King bedroom suite with private tiled shower bath. Beautiful porch with outdoor seating and dining table for 6 with beautiful views of the gulf and amazing Cape sunsets.



All bedrooms have TV’s- WIFI included.



House is equipped with a pack and play, booster seat, child’s step stool. Plenty of beach toys, chairs and a wagon to take the kids to the beach.



Enjoy and relax in the pool after a long day at the beach, rinse off in the enclosed hot/cold outdoor shower, BBQ on the gas grill and dine poolside on the picnic table or take indoors to catch the wonderful sunsets.

    The house was very clean but not well maintained. Upon arrival we realized none of the 1st 2nd or 3rd story porch lights worked, the pool light didn’t work and the dishwasher didn’t work. We called the office and reported the broken items. The office staff was very nice but in 6 days the only thing repaired was the porch light bulbs. Having to hand wash dishes for a week wasn’t very fun but our biggest disappointment was the absence of the pool light, and I’ll explain why. There aren’t any exterior lights near the pool. Without the pool light working, you cannot see into the pool at night very well at all....especially from the porches. It was a safety issue for us since we have small kids. We also had a Pygmy rattlesnake get into the pool which further proves the need to be able to see what you’re swimming in.

    The last thing I’ll mention is the WiFi is inadequate (5MB DSL). The TVs stream from the DSL so with only 5MB, you can either watch TV or use the WiFi, but not both.

    We love the house layout and location and if the items above would be addressed, it would be definitely be a 5 Star rental.

    Everything was great outside of the WiFi. The TV, phones and kids tablets would all not work because of this issue. Took 3 request to get this fixed but still a temporary fix that did not work too well (bandwidth issue). Outside of this, the house, location, beach, etc was incredible.

    Rip's Reef is top notch, excellent amenities, the pool right out the door is great for kids after a day at the beach. The Cape offers the opportunity to unplug and escape from the hustle and bustle.

    This is a great place with well appointed interior touches and wonderful bathrooms and a great view and location. The house is wonderful.

    That being said, the renter paying you between $2000 - $5000 for a week near the beach expects to have basics. The money the owner or the management company is saving in not providing more than one towel per person, dishwashing liquid, at least a couple of rolls of paper towels and more than one roll of toilet paper per toilet is very minimal compared to the perception of cheapness associated with the philosophy behind that decision. Charge me more money on the front end if you must, but don't make me run down to the gas station and pay a premium on toilet paper that you could have cheaply provided for the property. I get that this was mentioned on the website before booking, but it has a feel of philosophical short cutting that isn't consistent with the quality of the property.

    One thing that wasn't mentioned on the website was that we needed to pay extra for the heat of the heated pool. No problem paying for it because I get that it's expensive, but would like to know exact prices before we book the property assuming that a heated pool was part of the price we paid for.

    This place is awesome! We highly recommend it. The comments are just an attempt for you to consider the perception of this "bare bones provisions" policy on certain items. It probably cost us $10 total for all of those things... no problem. The perception is the problem.

      Thank you for the valuable feedback and we are so glad you enjoyed this incredible home! We have been looking into providing these amenities but it actually is quite an expense for a small rental company such as ours. We are not a huge company or hotel that can purchase enough of these items to warrant a large discount however it is quite an expense to provide these items when you have 60-65 properties turning every Saturday. That does add up when running a small business. However, we do appreciate your side of the situation and will continue to explore ways to provide more to our guests.     Rip's Reef is just beautiful; its décor is just lovely. The house is set up for everyone in mind. The kitchen is stocked, thought of everything from plastic flatware & cups for kids, to a Crockpot to cook dinner all day while you're enjoy the beach. This was the perfect beach & house for 3 families (totaling 10 people) to enjoy a Fall Break beach vacation. Our kids loved the pool, especially how the pool lights change colors. That was a huge hit.

    We stayed at Rips Reef for a week in September and were very pleased. The home has a great floor plan and we loved the how the kitchen was open to the living room and dining area. The private pool was a nice place to go hang out after a long day at the beach. The walk to the beach is very easy, just a short stroll down the street. The owners spared no expense on this home! We will definitely be back. The people at Coastal Joe are always very helpful and efficient! Thanks for a great vacation!

    Just getting home from Cape San Blas and Rip's Reef. Your home is BEAUTIFUL! We wanted for absolutely nothing. You and Patrick have taken care and thought of it all. The attention to detail is everywhere. From the stylish accommodations to the refreshing pool to the ease of getting right out on the beach, we enjoyed ourselves immensely. Your home made us feel like relaxing and taking time to physically and mentally regroup. Seriously, this is the best house we have stayed at on Cape San Blas and we have been coming to this beautiful spot for some time.

    When we were out at the beach one evening, we were able to witness a nest of baby sea turtles born. It was such a rare and awe inspiring experience. All ~50 of them made it safely to the ocean just as the sun set. We reported the experience to the sea turtle patrol the next day. They were excited to hear the news as sea turtles are making their way back to the Cape.

    Thank you again for a lovely stay at Cape San Blas. We are already talking about when we can get back to Rip's Reef next year!
